Frozen pipes?

Awoke early this morning to discover it was 19 degrees outside and the hot-water faucets in the back bathroom (farthest from the hot water heater and in the coldest part of the house) were not running.

We opened them, called the plumber (who said to open them and the cabinet under the sink and set up a space heater aimed at it) and have followed his advice and are awaiting a forecast warmup above freezing by noon. We should know then if we have burst pipes and can anticipate an indoor flood.

UPDATE:  Disaster averted at 10:20 a.m. Mrs. Charm heard a thunk and the wide-open hot-water faucets started pouring. Yay. So far, so good. This was right after the old space heater died, so we’re lucky. Outdoor temp still seems to be slightly below freezing.

  1. Dodging a bullet is always good news.

    The last time it was above freezing in OKC was Wednesday afternoon; the morning lows have been 12, 7, and 7. Tomorrow: maybe 11.

    I haven’t lost a pipe. Yet.

  3. As of right now, the only pipes in question are the ones in the garage that feed the washing machine. Nothing moving for Laundry Day.

    These pipes are contained inside a subwall stuffed with insulation, so I figure it’s going to be quite a while before they thaw on their own. (It’s just above freezing now outside, maybe 40-42 in the garage.) I’m thinking I’ll leave them be, since the worst is over, and see if things improve by midweek.

  4. Might try the space heater routine, aim it at the subwall. At least it’ll be easier to swab out a garage than some carpeted part of the house. Luck to you, CG.

  6. The freeze is over for the moment. For a week or two, say the weather warriors. Then we’ll be back in the arctic zone, air temp wise. I just hope spring comes as early as it usually does. This global warming is too much for me.
